How Brazil Taxes Foreign Rental Income

Brazil generally taxes foreign rental income when the owner is a Brazilian tax resident. Rent from property outside Brazil is normally reported monthly through Carnê-Leão, even if the money remains in an overseas bank account. Certain narrowly defined expenses may reduce the taxable amount, and eligible foreign income tax may be credited within Brazilian limits.

This guide concerns real estate outside Brazil owned directly by an individual. Property held through a company, partnership, trust or foundation can require a different analysis.

Quick answer Brazilian tax resident + property abroad: foreign rent is generally subject to monthly Carnê-Leão and the annual IRPF return. Brazilian non-resident + property abroad: the foreign-source rent is generally outside Brazilian tax. A non-resident receiving rent from property in Brazil is a different case and commonly faces 15% Brazilian withholding.

What does “foreign rental income” mean here?

The phrase can describe two very different situations. This article is about a person who is tax resident in Brazil and receives rent from a home, apartment, commercial unit or holiday property located in another country. It is not primarily about a foreigner who owns a property located in Brazil.

The first question is Brazilian tax residency

Brazilian tax treatment follows residence status, not citizenship or the location of the bank account. A person who becomes resident partway through the year may need to split receipts between the pre-residence and resident periods.

Holding a CPF does not by itself make someone a Brazilian tax resident. The residence start date should be established before calculating which months of foreign rent belong in Carnê-Leão.

The rent can be taxable even when it stays abroad

Transferring the money to Brazil is not normally the taxable event. Receita Federal states that foreign-source income received by a Brazilian resident is within Carnê-Leão, while foreign-source income received by a Brazilian non-resident is outside Brazilian taxation. Leaving the rent in a Canadian, US, UK or European account therefore does not normally remove the Brazilian obligation.

Rental income is generally handled on a cash basis. If a tenant pays a property manager, letting agent or platform, Brazilian rental guidance treats payment through the intermediary as receipt even if the owner receives the net payout later. Keep both the tenant payment date and the owner payout date.

Do not report only the net transfer A manager may deduct fees, repairs, reserves and taxes before sending money to the owner. Brazil does not automatically accept every item. Reconstruct gross rent, classify each charge under Brazilian rules and convert the relevant amounts separately.

How Carnê-Leão applies to foreign rent

Carnê-Leão is Brazil’s monthly self-assessment system for taxable income received by a resident from an individual or from abroad. See Brasil Tax’s Carnê-Leão guide for access and payment mechanics.

The normal workflow is:

  1. Confirm the owner’s Brazilian tax-residency date and the legal owner of the property.
  2. Reconcile gross rent by month, including amounts first paid to a manager or platform.
  3. Separate expenses Brazil permits from expenses allowed only in the property country.
  4. Convert each receipt and allowed expense under Receita Federal’s currency rules.
  5. Record eligible foreign income tax and test the Brazilian credit limit.
  6. Calculate Carnê-Leão and issue DARF code 0190 when tax is due.
  7. Pay by the last business day of the month after receipt.
  8. Import or reconcile the monthly data in the annual Brazilian income tax return.

A month can produce no DARF after the progressive table, the 2026 reduction and valid deductions. The rental record should still be complete so the annual return can be reconciled correctly.

What rate applies in 2026?

A Brazilian tax resident’s foreign rent is not normally taxed at a flat 15%. Carnê-Leão uses the progressive monthly individual income tax table:

2026 reduction From January 2026, a separate reduction can reduce monthly IRPF to zero for monthly taxable income up to R$ 5,000 and phases out by R$ 7,350. The result depends on the month’s total relevant income and deductions; R$ 5,000 is not a separate exemption for each property or payer.

The annual return can still reconcile income from multiple sources. Two landlords with the same rent can therefore have different Brazilian outcomes.

Which expenses can reduce foreign rental income?

Brazil does not simply accept the net profit shown on a foreign tax return. Receita Federal lists four categories that may be excluded from rent when the landlord bears the cost:

Foreign labels can be misleading. A US HOA payment, UK service charge or Canadian condo assessment should be mapped by substance, not translated by name. Retain the invoice, governing document and proof that the owner paid it.

Short-term rental fees A platform commission paid by the owner can potentially qualify as a collection or receipt expense. Cleaning, parking, pet or similar amounts charged to the guest are generally rental receipts rather than deductions merely because they appear on a separate line.

How to convert foreign rent and expenses into reais

Do not use the bank transfer rate or a convenient monthly average. Receita Federal requires a two-stage conversion for foreign-source income and a separate approach for deductible foreign-currency payments.

Can foreign tax paid reduce the Brazilian tax?

  • The payment must be an income tax on the same foreign income, not a property tax, local fee or social charge.
  • Treaty or reciprocity conditions must be satisfied.
  • The foreign tax cannot also be refundable or available for compensation abroad.
  • The Brazilian credit is capped at the increase in Brazilian tax caused by the foreign income.
  • Timing matters where the property country assesses tax after the rent was received.
  • Keep the foreign return, assessment, withholding certificate and payment proof.

The source country may allow expenses that Brazil does not. The foreign taxable profit, Brazilian taxable rent and available credit can therefore be different.

Worked example: rental income from a Canadian condo

Airbnb and other short-term rentals abroad

A short letting period does not create a general Brazilian income-tax exemption. Rent from a holiday home or room abroad can still be taxable foreign rental income for a Brazilian resident. A platform statement is important because the platform may receive the tenant’s payment before paying the owner.

Platform commission can potentially qualify as a collection expense. Guest cleaning, parking or pet charges are normally receipts. Where the activity provides hotel-like services, involves multiple units or is conducted through an entity, classification should be reviewed separately.

Joint ownership, companies and trusts

Joint owners generally report the share attributable to them, subject to the legal ownership and marital-property rules. Do not allocate all rent to the person whose bank account receives the manager payout without checking ownership.

Where a foreign company, LLC, partnership, foundation or trust owns the property, the answer can change. Brazil’s post-2024 rules for foreign entities and trusts may affect when income is recognized. How the rent appears in the annual Brazilian return

Carnê-Leão is the monthly collection step. The following year, the data should be imported or reconciled in the annual Brazilian individual income tax return. The annual calculation can adjust the final liability after other income, deductions, tax paid and eligible foreign credits are considered.

  • the foreign property in Bens e Direitos;
  • the foreign bank account receiving the rent;
  • the foreign income tax paid and the credit actually permitted;
  • the property acquisition cost and documents for a future sale;
  • joint ownership, usufruct or marital-property treatment;
  • any foreign company or trust holding the property; and
  • separate Central Bank reporting if foreign assets exceed the applicable threshold.

The property should not simply be updated to current market value. The Brazilian acquisition-cost conversion depends on how and when it was purchased, so keep the original completion statement and funding records.
